How is a retrospective appraisal different from a standard appraisal?

A retrospective appraisal determines market value as of a prior date and is commonly used for date of death valuations, tax reporting, estate planning, and legal matters.

Can I order an appraisal if I am not in Oregon?

Yes. Many of our clients, including attorneys, heirs, and property owners, are located outside Oregon. We regularly work with remote clients and deliver appraisal reports electronically.

How long does an appraisal take?

Most appraisal reports are completed within 3 to 10 business days after the property inspection, depending on the complexity of the assignment and current scheduling.

Are your appraisals court and IRS compliant?

Yes. All appraisals are completed by a Certified Residential Appraiser in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) and are suitable for court proceedings, tax reporting, estate planning, and legal documentation.

A date-of-death appraisal estimates a property’s value as of the date an owner passed away. The report may be prepared later, but the analysis addresses the property and market at that earlier date.

Probate Appraisals – Clear, Well-Supported Valuations

We provide detailed probate home appraisals to establish fair market value for estate assets during probate proceedings. Reports are prepared for the stated intended use and can be shared with attorneys, accountants, fiduciaries, and other advisors.

Date of Death Appraisals – Accurate Historical Valuation

A date-of-death appraisal can be prepared months or years after its effective date, depending on the available historical evidence. The IRS generally relates inherited-property basis to fair market value at the date of death, with exceptions. Your tax adviser determines which rules apply. Retrospective Appraisals – Value as of a Prior Date

We research market conditions and comparable sales relevant to the earlier date, along with evidence of the home’s condition at that time. Earlier photographs, listings and repair records can help distinguish the property then from later remodeling. The report explains relevant assumptions and limitations.
